Real estate website and app development for Indian builders and brokers
Project sites, lead tracking and broker portals built for how property is actually sold in India. For developers, channel partners and independent agents.
Most property enquiries in India arrive as a phone number, not a booking. A buyer sees a hoarding or an Instagram ad, fills a form, and then waits to see who calls first. Real estate website and app development is mostly about what happens in the next ten minutes: who gets the lead, how fast, and whether anyone remembers it next week.
NioDelta is a software studio in Kothrud, Pune, working with developers, brokers and project marketers across Maharashtra and the rest of India. We build the public site, the lead desk behind it and the apps your sales team and channel partners use, with RERA details shown the way the law expects.
Where real estate sales teams lose enquiries
Leads sit in a spreadsheet
Enquiries come from ad forms, portals, walk-ins and WhatsApp, and each lands in a different place. Nobody knows which source produced a site visit. Sales calls the same person twice, or not at all.
One site for many projects
A developer with four launches often runs one heavy website for all of them. Each project needs its own page, floor plans, price sheet and RERA number, plus a landing page for each campaign.
Broker and channel partner chaos
Channel partners ask for brochures, availability and commission status over WhatsApp. Disputes about who registered a client first are common and expensive to settle without a record.
Trust and compliance gaps
RERA registration numbers, project status and QR codes must be visible on advertising. Outdated unit availability and unverified photos hurt trust faster than a slow page.
What we build for real estate businesses
Project microsites
One fast page per project with plans, amenities, location map, gallery, RERA number and a clear enquiry form. Pages are built to load on mid-range Android phones over 4G, where most buyers browse.
Lead capture and routing
Forms, click-to-call and WhatsApp buttons feed one lead list. Leads are assigned to a salesperson by project or source, with a follow-up reminder if nobody has called.
Sales CRM for site visits
Track enquiry, call, site visit, negotiation and booking in one pipeline. Managers see which source and which salesperson actually reach site visits, not just form counts.
Broker and channel partner portal
Partners log in to see current availability, price lists and brochures, and register clients with a timestamp. This gives you a record when two partners claim the same buyer.
Inventory and price display
Unit-wise availability, floor-wise view and price sheets maintained from an admin panel. Sales marks a unit as blocked or sold once and the site updates.
Resale and rental listings
For agents with their own inventory, a searchable listing site with filters by locality, budget and BHK, plus owner verification steps and enquiry tracking per listing.
How a real estate build runs
Discover
We sit with sales and marketing and trace one lead from ad click to booking. We note every tool and WhatsApp group that touches it.
Define
We fix the lead sources, pipeline stages, user roles and what each project page must show. You get a written scope and fixed quote.
Design
Project pages and the sales dashboard are designed on mobile first. Floor plan and price layouts are tested with your real brochures.
Build
We build the site, admin panel and CRM in stages, so sales can try the pipeline with live leads before launch. Integrations with ad forms and WhatsApp are tested end to end.
Ship & extend
We launch with redirects, schema and sitemap in place and support you for one month. New projects can be added without a new build.
What it costs
A single project landing page starts at ₹17,500 and a full developer website at ₹45,000. A CRM or broker portal is custom software and is quoted after a discovery call.
- Number of projects and pages
- Lead sources to connect
- CRM stages and user roles
- Broker portal and approvals
- Mobile app for field sales
All prices exclude 18% GST. See also website costs and app costs.

Questions we get asked
Do you show RERA details on the website?
Yes. Each project page carries the RERA registration number, a link to the state authority page and the project status. We keep these fields in the admin panel so they are updated in one place. You remain responsible for the accuracy of what you publish.
Can leads from Facebook and Google forms flow into the CRM?
Yes, in most cases. Meta lead forms and Google lead form assets can post to a webhook that creates the lead and assigns it. We build the integration, but we do not run your ad campaigns.
Can we give brokers limited access?
Yes. Channel partners get their own login and see only the projects and price lists you allow. Client registrations carry a date and time, which helps when two partners claim the same buyer. This also keeps each partner's view limited to their own clients.
Will the site handle many projects?
Yes. Projects are records in an admin panel, so adding a launch means filling a form, not rebuilding. Each project gets its own URL, schema markup and enquiry form, and a standalone campaign page if needed.
Do you build virtual tours or 3D walkthroughs?
We can embed a tour made by a specialist vendor, and build the page around it. We do not produce 3D renders ourselves. Tours add page weight, so we load them only after the visitor asks.
How long does it take?
A project landing page takes one to two weeks. A full developer website takes six to ten weeks. A CRM with a broker portal is scoped separately after a discovery call and depends on roles and integrations.
