Real Estate Software Development for builders, brokers and agencies
One system for leads, unit inventory, bookings, payment schedules and channel partners. Built for how Indian developers and brokers actually sell.
A property sale in India runs through many hands. A lead arrives from a portal or a hoarding, a site visit is booked, a channel partner claims the customer, a unit is blocked, and payments follow a construction-linked schedule. Most firms track this across Excel, WhatsApp and a generic CRM.
We build real estate software that puts those steps in one place. You see which units are free, who is following up, what is due this month and which broker brought which buyer. Nothing is sold twice, and nobody argues about who owns a lead. Owners and sales heads get one place to check, instead of chasing five people for updates.
Problems real estate teams ask us to fix
Leads lost between portals and sales staff
Enquiries come from portals, Meta forms, walk-ins and brokers. Without one inbox and auto-assignment, leads sit unattended for hours and duplicate follow-ups annoy buyers.
Inventory that is out of date
A unit shown as available in the brochure was blocked yesterday. Sales teams need a live stack of towers, floors and units with status, price and block timers.
Broker disputes over ownership
Channel partners register clients, then two partners claim the same buyer. A dated registration log with clear rules settles this without phone calls.
Demand letters and collections done by hand
Payments follow a slab or construction-linked plan. Accounts staff calculate dues, draft letters and chase by phone, and receipts get matched to the wrong flat.
What our real estate software covers
Lead CRM with site-visit tracking
Capture leads from website forms, ad forms and call logs, assign by project or source, and schedule site visits with reminders. Managers see response time and drop-off by stage.
Live unit inventory
Tower and floor plans with unit status: available, held, booked, sold. Holds expire automatically, price lists are versioned, and only authorised users can change a rate.
Booking and payment schedules
Booking forms, cost sheets with GST and stamp duty lines, and payment plans linked to time or construction stage. Demand letters and receipts are generated as PDFs from the schedule.
Broker and channel partner portal
Partners log in to register clients, check availability and track their commission status. Registration dates and validity rules are stored so ownership is clear.
Owner and manager dashboards
Inventory sold against target, collections due, follow-ups overdue and source-wise conversion. Numbers come from live data, not a weekly Excel.
Customer app or portal
Buyers see their payment schedule, download receipts and view construction updates and photos. It reduces the number of 'when is my next instalment' calls to your office.
From site-office chaos to one working system
Discover
We sit with sales, accounts and the site team and trace one real sale from enquiry to possession. That shows where data is re-typed and where it goes missing.
Define
We fix the rules: hold duration, broker validity, payment plan types and who approves discounts. These are written down and agreed before design.
Design
Inventory and booking screens are designed for tablets used in the sales gallery, with big tap targets and few steps.
Build
We build the CRM and inventory first, then bookings and payments, so sales can start using it while accounts features are finished.
Ship & extend
We import current inventory and open bookings, train both sales and accounts, and support you for one month. Customer app and extra projects can be added later.
What it costs
Real estate systems vary widely, from a lead and inventory tool to a full booking and collections platform. The closest anchor is ₹1,50,000 for web apps and custom software, and we give a fixed written quote once scope is clear.

Questions we get asked
Can the software stop a unit being sold twice?
Yes. A unit moves through held, booked and sold states, and only one booking can lock it. Holds expire after a set time, and every status change is logged with the user and time. Managers can also see who held a unit and release it if needed.
Can brokers use it without seeing our full data?
Yes. Partner logins show only available units, their own registered clients and their own commission status. They cannot see other partners, internal prices you mark as hidden, or accounts data. Commission rules, such as payout after a set percentage of collection, can be configured per project.
Do you integrate with property portals?
We can ingest leads from portals that provide email or API delivery, and from Meta and Google lead forms. Whether a portal gives API access depends on your plan with them, which we check during discovery.
Can it generate demand letters with GST?
Yes. Letters pull the amount due from the payment schedule and include the applicable tax lines. Your CA or legal team approves the template wording, since tax treatment differs by project type. Late-payment interest lines can be added if your agreement allows them.
Is it only for builders, or also for brokers and rental firms?
It works for builders, brokerage firms and rental or property management businesses. The modules differ: brokers care about leads and commissions, builders about inventory and collections, rental firms about agreements and rent dues. Scope and dates differ for each, so we share a written plan with dates.
How long does a first version take?
A lead CRM with inventory can often go live in a few weeks of build time, while bookings, collections and a partner portal take longer. We give dates in the written quote once scope is fixed.
